A collection of small commercial buildings in Koreatown could be redeveloped with a mixed-use apartment complex, according to plans filed yesterday with the City of Los Angeles.
The property, located on the north side of 8th Street between Harvard and Hobart Boulevards, is slated for the construction of an eight-story building featuring 251 residential units atop 341 parking stalls on two subterranean levels. Plans call for a mix of live/work, studio, one-, and two-bedroom dwellings, as well as ground-floor retail space dedicated to a market and restaurants.
Requested entitlements for the project include Transit Oriented Communities affordable housing incentives. In exchange for setting aside 28 units for renters at the very low-income affordability level, the project would be granted relief from on-site open space and setback requirements.
Property records link the development site to the Downtown-based entity Charles Park & Associates, LLC.
Renderings of the proposed development, designed by Corbel Architects, depicts a contemporary mid-rise structure called "The Parks in LA." A project description indicates plans for creative office space and an entertainment venue, and points to a construction start date in 2023.
Two similar developments are already in construction nearby, including the 369-unit Rise Koreatown apartments at 8th and Serrano Avenue and a 131-unit project at the opposite corner of 8th and Harvard.
