One block west of Vermont Avenue in Koreatown, wood framing has reached its peak for a new multifamily residential development from EGC Real Estate Group.

The Newshire development, located at 904 S. New Hampshire Avenue, consists of an eight-story building which will feature 63 one- and two-bedroom dwellings above at-grade and subterranean parking for 52 vehicles.

Project entitlements include Transit Oriented Communities incentives, which permitted increased height and density relative to what zoning rules would normally allow. In exchange, seven of the apartments will be set aside for purchase by below market-rate households at the extremely low-income level for a period of 55 years.

Bittoni Architects is designing contemporary mid-rise building, which will feature private balconies along the exterior and a large rooftop deck with views of the Downtown skyline.

Per a landing page on the EGC website, the units will have an average size of 865 square feet, and are designed to allow natural lighting.

Completion of Newshire is expected in 2023.

The project site sits one block west of 900 Vermont, a six-story, 193-unit apartment complex with street-fronting retail space recently built by a Jamison Services, Inc.

In addition to the Newshire development, EGC is also in the midst of construction at a mixed-use project featuring 67 apartments and retail on a neighboring site at 905 S. Vermont Avenue.
