Rebar cages now protrude above ground at the corner of Venice Boulevard and Mentone Avenue in Palms, where California Landmark Group has commenced with construction of a mixed-use apartment building.
The project, which replaced an auto repair shop, is approved for the construction of an eight-story edifice containing 79 residential units above approximately 1,000 square feet of ground-floor retail space and a two-level, 52-car basement garage. Plans call for a mix of one-, two-, three-, four- and five-bedroom apartments - including eight to be restricted to extremely low-income households.
PK Architecture designed the contemporary mid-rise structure, which will include a central courtyard and a landscaped rooftop deck.
California Landmark Group has invested in several properties at the southeast corner of the Palms neighborhood, which abuts Downtown Culver City. The company opened another 79-unit apartment building at 3838 Dunn Drive in 2018, and has since proposed a smaller 42-unit development on an adjacent site.
