An environmental report published by the Los Angeles Department of City Planning offers a first look at a proposed development that could bring a new eldercare facility and medical offices to Encino.
The proposed project from TriStar Realty Group, named ParkPointe Encino, would rise from a T-shaped site at 17017 Ventura Boulevard, with secondary frontages on Genesta Avenue to the east and Amnestoy Avenue to the west. Plans call for razing existing improvements - including three commercial buildings and surface parking - to clear the way for the construction of a three-story, 55,416-square-foot medical office building and a five-story eldercare facility with 66 senior assisted living units and 24 memory care units. Parking for 364 vehicles would be located in a surface lot and on three subterranean levels.
HPI Architecture is designing the project, which would place its automobile entrances off of Amnestoy and Genesta, with a pedestrian orientation to the medical office building facing Ventura. The new eldercare facility would be of a contemporary style, with a ground-level courtyard planned along the southern perimeter of the building, adjacent to an alley way cutting east-to-west through the site.
Construction of ParkPointe is expected to occur over three-and-a-half years, according to the environmental report. A project timeline was not included with the study.
TriStar, which is based out of the San Fernando Valley, previously developed the $50-million Ventana Medical Plaza, a 112,000-square-foot facility located nearby in Encino.
