Earth movers and heavy equipment are active at the intersection of National and Venice Boulevards, where tech giant apple is building out a large office campus on the border between Culver City and Los Angeles.

The project, which replaced a Lakeshore Learning Store at 8888 Venice Boulevard, spans a roughly 4.5-acre site with frontage on Venice, National, and Washington Boulevards. Apple received approvals in 2023 from both Culver City and Los Angeles for the construction of two buildings featuring a combined total of 536,000 square feet of offices and production space, as well as subterranean parking for more than 1,200 vehicles.

Approved designs from Gensler call for a four- and five-story buildings, each featuring terrace decks lining the upper floors. While ground-floor commercial space is not planned to activate the streetscape, the buildings will feature street-facing entrances and shuttle drop-off points.

In addition to offices, the complex is to include 58,000 square feet of open space, including a large central courtyard and a small, park-like space fronting Washington Boulevard. A landscaped promenade is also planned along Venice Boulevard frontage, while more modest green space would line National to the west.

Completion of the campus, which is to be built in two overlapping phases, starting with the building located in Los Angeles city limits and followed by a building within Culver City boundaries.

Completion of the campus would effectively double Apple's office footprint in the Los Angeles area, which most recently accounted for approximately 500,000 square feet of space in and around Culver City. Apple already leases a 128,000-square-foot building in a neighboring property at Washington and National. Through Apple TV+, Apple Music, and other ventures, Apple has previously announced that it expects to grow its L.A. office to more than 3,000 employees by the year 2026. At the same time, recent reports have indicated Apple intends to cut back its spending on television and film productions, which have cost the company billions while generating relatively little viewership.

The Apple campus is the latest tech and entertainment giant to set up shop near Culver City Station. Across the street, Warner Bros. Discovery leases 240,000 square feet of office space at the $350-million Ivy Station complex, and Amazon has occupies some 600,000 square feet of space between the Culver Studios complex and the neighboring Culver Steps development.
