Over one year since our last update in Venice, the wrapping is off for a mixed-use apartment complex from Wiseman Residential.

The project, which replaced an auto body repair shop at 1808-1816 S. Lincoln Boulevard, consists of a five-story building that will feature 50 apartments above 4,734 square feet of ground-floor commercial space and a 42-car garage.

Wiseman entitled the site for development using Transit Oriented Communities incentives to permit a larger building than normally allowed by zoning rules. In exchange, Wiseman will be required to set aside five of the studio, one-, two-, and three-bedroom apartments as deed-restrict affordable housing at the extremely low-income level.

Designed by Reed Architectural Group, the building is shown in plans with amenities such as a gym, a rooftop deck, and a rear yard. The rear of the podium-type structure gradually steps down in height, creating a series of terrace decks.

Other Venice projects from Wiseman include a 77-unit apartment complex not far away on Venice Boulevard.
