Six months after we last dropped by in West Adams, exterior work is largely complete for a new mixed-use development from Los Angeles-based CIM Group.
Located a short distances west of La Brea Avenue at 5201 W. Adams Boulevard, the project consists of a six-story building which will feature 25 apartments above 1,650 square feet of ground-floor commercial space and parking for 17 vehicles.
Approved plans rely on Transit Oriented Communities incentives to permit greater height and density than normally allowed by zoning rules. In exchange, plans call for two of the proposed studio and one-bedroom apartments to be set aside as affordable housing at the extremely low-income level.
Hwangbo Architecture is designing 5201 Adams, which is clad in white stucco, and is portrayed in renderings with a mural overlooking Adams Boulevard. According to a project page on the firm's website, plans also call for a rooftop deck and a recreation room.
CIM Group has invested heavily in West Adams in recent years. The company's portfolio includes other nearby projects such as the Alsace hotel and a larger apartment complex now rising at Adams and Mansfield Avenue. Additionally, CIM is building a 74-unit apartment complex with retail one block to the east at the intersection of Adams and Redondo Boulevard.
Other developers have also set their sights on Adams boulevard. The project site sits directly across the street from a 115-unit apartment complex built by 4D Investments & Development.
