In West Hollywood, the wrapping is starting to peel away at 8899 Beverly Boulevard, revealing the exterior of a 1960s office tower-turned-condominium complex.

Townscape Partners, the developer of 8899 Beverly, is transforming the nine-story structure into 40 residential units with an average size of 2,800 square feet.  The project also includes the construction of eight new single-family dwellings on an adjoining site facing Rosewood Avenue - formerly a surface parking lot - which will range from 2,500 to 4,000 square feet in size.

In addition to housing, the adaptive reuse of 8899 Beverly will also incorporate resident amenities such as a swimming pool and a fitness center, as well as 25,000 square feet of street-fronting retail and restaurant space.

Seattle-based Architecture firm Olson Kundig is designing the project, which expands upon the size of the original 1964 structure by architect Richard Dorman.

Completion of 8899 Beverly is now on track to occur in 2021.

Townscape Partners is also behind plans for a Frank Gehry-designed redevelopment near the Sunset Strip. The $300-million project at 8150 Sunset Boulevard would include a mix of housing and retail space in five separate buildings.
