The back half of the Felix Chevrolet dealership near the USC campus is to be redeveloped with a hotel, per a new application to the Los Angeles Department of City Planning.

The project, proposed by Felix Chevrolet owner Shammas Group, would rise at 3300 S. Figueroa Street. Plans call for razing an existing landscaped and parking area to clear the way for the construction of a seven-story, approximately 167,000-square-foot hotel containing 216 guest rooms above 9,484 square feet of ground-floor restaurant space and 4,485 square feet of meeting space. Parking would be provided for 155 vehicles.

AHT Architects is designing the project, labeled in preliminary plans as the Felix Gardens Hotel, which is shown with a contemporary look at a pool amenity deck at the podium level. Plans also show a paseo cutting east-to-west through the project site between Figueroa and Flower Streets.

Construction of the hotel will approval of a zone change by the Los Angeles City Council.

The Felix dealership, which was recently expanded vertically in a new building to the south, has been targeted for redevelopment for several years. In 2023, plans were submitted by CA Ventures to the City of Los Angeles to build housing on dealership land located immediately to the north at 3100 S. Figueroa Street. However, that application has since been terminated. The developer attached to the project has recently found itself at the center of multiple legal disputes.
