A presentation to the Northwest San Pedro Neighborhood Council's Planning and Land Use Committee provides a first look at a mixed-use project planned at 2111 S. Pacific Avenue.

The project, called The Pacific, would replace a small bar and a vacant lot spanning between 21st and 22nd Streets.  Plans call for the construction of a four-story structure featuring 101 studio, one-, and two-bedroom apartments - including 12 very low-income affordable units.  Live/work lofts and 2,000 square feet of retail space would activate the building's street frontage, with parking for 63 vehicles located on two basement levels.

Root Real Estate and Ketter Development are building the project as a joint venture, with Ketter also serving as architect.

Additional details regarding the project are not stated in the presentation.

Root Real Estate has previously entitled 22 small lot houses elsewhere in San Pedro.

Ketter has built several infill housing developments across the City of Los Angeles.
