Onni Group is expanding its Los Angeles area building spree to Hollywood, per an environmental report published today by the Department of City Planning.
The Canadian firm's latest project calls for the construction of a 21-story tower at 1360 N. Vine Street, creating 429 residential units, parking for 677 vehicles and upwards of 60,000 square feet of pedestrian-oriented commercial space. The proposed development would allow for either office space or a grocery store, in addition to neighborhood-serving commercial uses.
The high-rise development would create a mixture of studio, one- and two-bedroom apartments ranging from 525 square feet to 3,000 square feet in size. A total of 15 of these units would serve as live/work units. Six existing bungalows on the property are being retained and rehabilitated through the project, and would be reused as either residential units or high-turnover restaurant space moving forward.
Onni would provide 16 units of very low income housing on-site, and provide an additional 19 units elsewhere.
San Francisco-based Stanley Saitowitz | Natoma Architects is designing the 262-foot tower, which would span a full block of Vine Street between De Longepre Avenue and Afton Place. Renderings show a contemporary glass tower with cascading roof heights along the east side of the property, as it approaches an adjacent residential zone. A setback between the six bungalows and the tower would allow for green space and a mid-block paseo cutting north-to-south across the property.
This is the second Hollywood project for Saitowitz, who is partnered with developer Crescent Heights on the controversial Palladium Residences.
Open space is planned throughout the new construction, including a podium-level pool deck, cantilevered balconies and interior features such as a fitness center and a club room.
Completion of 1360 Vine is anticipated in 2021, should the City of Los Angeles approve the project.
The 21-story tower joints numerous high-rise development planned or underway throughout Hollywood, including Kilroy Realty's upcoming Academy campus directly across Vine Street.
