This month, the Mid City West Community Council's Planning and Land Use Committee is scheduled to look at a proposal to redevelop a car wash in the Fairfax district with a mixed-use apartment complex.
The project, which would rise at the northeast corner of Melrose and Spaulding Avenues, calls for the construction of a three-story building featuring 24 studio, one-, and two-bedroom dwellings with 5,325 square feet of ground-floor retail space and two levels of basement parking. The applicant - listed as 7673 Melrose Ave., LLC - would set aside two apartments as affordable housing in exchange for relief from certain zoning provisions, in accordance with the Transit Oriented Communities incentives.
Lahmon Architects is designing the proposed apartment complex, which would stand a maximum of 41 feet in height. A rendering shows a contemporary low-rise structure, which would be capped with an amenity deck.
A timeline for the project has not been announced.
A quarter-mile to the west on Fairfax Avenue, construction is nearing completion for a similar multifamily residential development.
