Next week, prominent Koreatown landlord Jamison Services, Inc. will present its proposal to construct a residential-retail complex in Westlake to the Los Angeles City Planning Commission.

The project, which first emerged in September 2016, would replace a half-acre parking lot at 668 S. Coronado street with a seven-story building featuring 122 studio and one-bedroom apartments, approximately 1,200 square feet of ground-floor retail space and a minimum of 64 automobile parking spaces.  Jamison proposes to set aside 10 units as for very low-income households as part of a 35 percent density bonus.

ISO Architecture + Design is designing the mid-rise structure, which would be clad with materials including plaster, glass, metal, and composite panels.  Plans call for a variety of open-space amenities within the project, including a gym, a recreation room, a podium-level swimming pool, and a small roof deck.

The Department of City Planning's staff report recommends that the Commission approve the 668 Coronado development, which will require discretionary actions including a zone change and a general plan amendment.  The property is currently zoned for parking.

The property sits immediately south of 2500 Wilshire Boulevard, a mid-rise office building which Jamison also owns, and has previously considering converting into residential units.

North across Wilshire, Somerset Group is now midway through the construction of a seven-story building that will feature 152 residential units over street-level commercial space.

Jamison is also a partner with Hankey Group on a proposed high-rise development at 2900 Wilshire Boulevard, which would replace a large parking lot with a 23-story tower featuring 644 apartments above 13,000 square feet of street-level commercial space.
