A surface parking lot along Fountain Avenue in Hollywood is set to make way for housing, according to an application recently filed with the Los Angeles Department of City Planning.

The project from property owner PB Orange, LLC and LTM Development, which would rise from a corner lot at 1254 N. Orange Drive, calls for the construction of five townhome-style residences. Plans also call for retaining an existing 12-unit apartment building on the property.

Plans show a row of contemporary three-story homes, each featuring four bedrooms above a private garage. Street-fronting entrances are planned along Fountain Avenue.

The project is taking advantage of the provisions of SB 684, a state bill which streamlines the approval of small lot home-type developments.

City records indicate that the project site last sold in late 2025 for $2.45 million.
