SB 79 appears to be bearing fruit. A single-family home located just north of the 10 Freeway in Santa Monica is set to give way to townhomes, an application recently filed with the Santa Monica Community Development Department.

The project, which would rise from a corner lot at 2904 Delaware Avenue, calls for the construction of new three-story buildings featuring five three-story townhomes, each featuring three bedrooms. Plans also call for five on-grade parking spaces.

Open Office is designing the townhomes, according to a project website. Plans show a collection of low-rise homes clad in stucco, metal, and wood.

City records list the property owner applicant as Eric Silverberg through the entity Ficus Forest, LLC.

According to project plans, the proposal is taking advantage of the provisions of SB 79 to allow a larger building with greater density than is allowed by local zoning rules for this property. It is the first SB 79 project in the city.

The project site is located a short walk east of the Bergamot Station complex and the E Line.
