A mid-1920s fourplex just north of Santa Monica Boulevard in Hollywood is slated to give way to apartments, per a new application to the Los Angeles Department of City Planning.
Applicant Ronald Diez of 4 Unit Virginia, LLC filed plans earlier this week to raze the existing two-story structure at 5617 Virginia Avenue, which would be replaced with a new five-story edifice featuring 17 one- and two-bedroom apartments with parking for eight vehicles.
Requested entitlements include Transit Oriented Communities incentives, permitting a larger structure than would otherwise be allowed by zoning rules in exchange for providing two of the apartments as extremely low-income affordable housing.
Aaron Brumer & Associates is designing the new development, according to city records.
The development site sits directly across Virginia Avenue from a block-sized parcel where Bardas Investment Group and Bain Capital Real Estate are now developing the $450-million Echelon Studios Hollywood complex.
