Several small commercial buildings located a mile north of USC could make way for a mixed-use development, according to an entitlement application submitted yesterday to the Los Angeles Department of City Planning.

The property, located at 1421-1439 W. Adams Boulevard, is slated for the development of a five-story building featuring 46 apartments and 3,600 square feet of ground-floor retail with two levels of subterranean parking.  The entitlement application includes Transit Oriented Communities incentives, meaning that a portion of the housing would be set aside for low-income renters.

City records list the project applicant as Henry Fan, a principal of Orion Housing.

The project is being designed by Next Architecture, a local firm with offices in Long Beach and Irvine.  A rendering portrays a contemporary low-rise structure, with its upper floor set back from Adams Boulevard.

A mile south of the property, the City of Los Angeles recently approved an exclusive negotiating agreement with Orion Housing's parent company for the development of a Marriott Hotel on the former site of the Bethune Library.
