An empty property located across the street from the Chesterfield Square Mall in South Los Angeles is slated to be developed with housing, per an application submitted to the Department of City Planning.
The property, located at the northeast corner of Slauson Avenue and St. Andrews Place, is poised for the construction of a new five-story edifice featuring 48 studio, one-, and two-bedroom apartments atop street-level parking for 24 vehicles.
Project applicant Farzad Essapour, working through the entity Luxurious Properties, LLC, has requested the approval of Transit Oriented Communities development incentives permitting increased density and other zoning concessions on account of the property's location near frequent bus service and the provision of on-site affordable housing. Five of the new apartments are to be reserved as deed-restricted affordable housing at the extremely low-income level.
Maly Architects is designing the proposed project, which is depicted in a rendering as a contemporary low-rise structure capped by an amenity deck. Elevation plans also show a stepped roofline along the northern property line, providing a height transition to the lower-scale neighborhood to the north of Slauson.
City records indicate that the project site at 1885 Slauson last sold in 2019 for $1.16 million.
