Los Angeles-based developer 4Site Real Estate has broken ground on its latest project - a low-rise apartment complex in Lincoln Heights.

The new development, located just east of the Los Angeles River at 215-217 N. San Fernando Road, will consist of a five-story building featuring 81 live/work apartments above a single-story podium containing at-grade parking.

Tighe Architecture is designing the project, which is depicted in renderings and a flythrough video as a contemporary low-rise structure accented with metal panels.  A second-level setback along the building's southern property line will be used to provide an amenity deck for use by residents.

Other members of the project team include engineering firm Kim & Associates.

The apartment complex is one of only a handful of ground-up developments entitled under the Cornfield-Arroyo Specific Plan, which sets zoning and land use rules for the River-adjacent areas in Lincoln Heights and Chinatown.  Construction is already underway for one other project across the street - a housing and hotel complex which is also being built by 4Site.

4Site has developed a handful of infill housing and mixed-use buildings in the Central Los Angeles area, including new apartments in Westlake and Echo Park.
