Just east of the Los Angeles River in Lincoln Heights, wood framing for a new apartment complex from developer 4Site Real Estate is taking shape.

Located at 215-217 N. San Fernando Road, the project consists of a five-story building which will feature 81 live/work apartments above a single-story podium containing at-grade parking.

Tighe Architecture is designing the contemporary low-rise structure, which will be clad in stucco and accented with metal panels.  Renderings show a second-level setback along the building's southern property line, which would be used to provide an amenity deck for residents.

The project is one of just a handful of ground-up developments entitled under the zoning rules Cornfield-Arroyo Specific Plan, which sets land use regulations for the River-adjacent areas in Lincoln Heights and Chinatown. 4Site is already in the midst of construction on a larger project - a housing and hotel complex - on the opposite side of San Fernando Road. That building is also being designed by Tighe.

In addition to the Lincoln Heights developments, 4Site and Tighe have collaborated on multiple mixed-use and residential developments in the Central Los Angeles, including a new apartment complex now taking shape in Westlake.
