IMT Residential recently wrapped up work on Citrus Commons, a mixed-use development which transformed the parking lots surrounding the former home of the Sunkist Growers Cooperative into 249 apartments and a new Trader Joe's location. Now, the developer moves onto its latest Sherman Oaks opportunity: the headquarters building itself.
As now revealed in multiple reports, IMT will convert the roughly 125,000-square-foot office building at 14130 Riverside Drive into 95 homes. Permit filings indicate that the three-story structure will also have amenities in an existing basement level.
While AC Martin designed the 1970s brutalist building, a well-known landmark in the San Fernando Valley due to its close proximity to the US-101 Freeway, KFA Architecture has been tapped to lead the conversion of the building to housing.
Dezeen reports that the building will include apartments ranging from studios to three bedrooms, with the smallest units featuring 516 square feet of floor area.
The project is facilitated by the new citywide adaptive reuse ordinance, which was enacted by the City of Los Angeles last year. The original Downtown Los Angeles adaptive reuse ordinance is credited with transforming long-vacant office buildings in the Historic Core into thousands of homes, helping to revive the neighborhood. Los Angeles officials now hope that the citywide ordinance can help to convert the region's growing stock of vacant office buildings to combat its chronic shortage of housing.
