A newly-vacant lot in Venice could be redeveloped with a multifamily residential complex, according to plans submitted yesterday to the City of Los Angeles. 

The project site, located at 1600-1610 E. Venice Boulevard, is slated for the construction of a multi-story structure featuring 77 rental apartments.  In exchange for setting aside a portion of the apartments for lower-income rents, the project would utilize Transit Oriented Communities development incentives to achieve additional height and a reduction to a required front-yard setback.

A building permit application with the Department of Building and Safety indicates that the project would stand four stories in height.  The property was previously developed with a collection of smaller residential buildings constructed between 1914 and 1947.

City records list the project applicant as Isaac Cohanzad, the founder of Wiseman Residential.

Wiseman Residential is planning a mixed-use project not far away on Lincoln Boulevard.
