A year-and-a-half since our last updated in Hollywood, framing is complete for a new mixed-use apartment complex across the street from Emerson College's west coast campus.

The project from CIM Group, located at 6007 W. Sunset Boulevard, consists of a seven-story building that will feature 109 studio, one-, and two-bedroom apartments above parking for 196 vehicles, and approximately 14,600 square feet of ground-floor retail space.

Approved plans rely on density bonus incentives to allow for a larger structure than would normally be permitted by zoning rules. In exchange, 14 of the new apartments are to be set aside as deed-restricted affordable units priced for very low-income households.

Donaldson + Partners created the design of 6007 Sunset, while Lahmon Architects serves as the project's architect of record. Renderings depict the finished product as a contemporary podium-type building clad in stucco and corrugated metal panels. Planned amenities include a courtyard and other outdoor decks.

The project sits across the street from 23-story Sunset and Gordon apartment tower, a controversial and legally contentious high-rise development also built by CIM Group. Other projects in the near vicinity include The Star on Sunset, a proposed Norman Foster-designed office tower.
