Directly southeast of the I-405/US-101 interchange in Sherman Oaks, wood framing continues to take shape above the concrete podium of IMT Residential's for Via Avanti apartments.

Located on a five-acre property at 4815-4827 N. Sepulveda Boulevard, the project consists of interconnected six-story buildings that will feature 325 apartments, approximately 40,000 square feet of retail space, and parking when complete.

A leasing website advertises a mix of one- and two-bedroom floor plans, ranging from 589 to 1,513 square feet in size.

KFA Architecture is designing the mixed-use complex, which will have Tuscan-style architecture and open onto Sepulveda Boulevard with a landscaped plaza. The site's interior would be split into a network of private and publicly-accessible open spaces to break up the large property. Plans also call for amenities such as a swimming pool, a fitness center, a dog park, a club room, and a community garden.

Although IMT acquired the project site in July 2019 for $58 million, attempts to develop the property date back 20 years. Originally known as Il Villagio Toscano, the project was first envisioned as a larger complex featuring over 500 apartments, but was gradually pared down to its current size over a long approval process.

IMT Residential, in addition to Via Avanti, is currently in the midst of construction at a 249-unit apartment complex on land surrounding the former headquarters of the Sunkist Growers Cooperative. That building will have a new Trader Joe's location to anchor its ground floor.
