A new rendering by Kilograph showcases plans for a large apartment complex that would rise near the intersection of El Segundo and Crenshaw Boulevards in Gardena.
The proposed project, which was approved earlier this year by the City of Gardena, is being developed as a joint venture between Houston-based Dinerstein Cos. and Blackwood Real Estate. Plans call for razing an auto parts warehouse at 12850-12900 S. Crenshaw Boulevard, clearing the way for the construction of an eight-story podium-type building containing 265 studio, one-, and two-bedroom apartments above parking for 250 vehicles.
AO is designing the project, which is depicted as a contemporary mid-rise structure with multiple insets used to create courtyard amenity decks. The wood-and-concrete building would stand roughly 100 feet in height at completion, and feature a digital screen on its northern facade which would be visible from both El Segundo and Crenshaw Boulevards.
Construction of the apartment complex is expected to kick off in early 2022, according to a representative of Blackwood Real Estate. Completion would be expected roughly two years after the project's start date, per a timeline included with an environmental impact report conducted for the project.
The proposed apartment complex, located just one block south of the headquarters of SpaceX, is the second joint venture between Blackwood and Dinerstein Cos. following the Millennium South Bay apartments which are now wrapping up just north on Crenshaw Boulevard within Hawthorne city limits.
Other ground-up developments in the surrounding neighborhood include a new office campus that will become the headquarters of video doorbell maker Ring, an Amazon subsidiary which is relocating to Hawthorne from Santa Monica.
