A staff report scheduled for the February 14 meeting of the Pasadena Design Commission offers a look at updated renderings for a proposed mixed-use development which would bring a new hotel, housing, and retail to two properties located just west of Pasadena City College.

The project from J&K Plus Investments, LLC - an entity affiliated with San Gabriel-based developer Landwin Investments - dates to 2016, when the Pasadena City Council signed off on plans to construct a pair of low-rise buildings at 1336 and 1347-1355 E. Colorado Boulevard, including a 375-key hotel with subterranean parking 49-unit residential building with 21,000 square feet of ground-floor commercial space. According to plans, the hotel will operate under Hilton's Curio brand.

ACRM is designing the complex, which would replace all existing buildings on the northern parcel with the exception of a historic automobile show room. The vacated space would be redeveloped with a new seven-story, 335,000-square-foot hotel building featuring 375 guest rooms and just over 37,000 square feet of commercial space. South across Colorado, plans call for a new five-story, 83,000-square-foot residential structure featuring 49 dwellings and approximately 2,1500 square feet of commercial uses.

A staff report describes the hotel building as having a Contemporary Art Deco design, while the residential structure across the street would have Art Deco Mediterranean look. Plans show an H-shaped footprint for the hotel, while the residential building would be built with an O-shaped footprint wrapping a central courtyard area.

The report recommends that the Commission should approve the project's application for Final Design Review, with conditions to ensure compliance with the current plan. Additionally, the Commission has been recommended to determine that the project is not required to undergo further environmental review.

Landwin, the development firm, is no strange to combining housing and hotel uses within a unified project. The company is also linked to a mixed-use development featuring a Hyatt Place hotel and branded condominiums now under construction on Valley Boulevard in San Gabriel.
