A presentation scheduled for the November 7 meeting of the Crenshaw Corridor Design Review Board unveils new renderings for a proposed production campus in Baldwin Hills.
The project, called Stocker Street Creative, is named for its location at 3701 W. Stocker Street. Illinois-based developer 4SBay Partners, LLC is has proposed the redevelopment of the property with five buildings, including:
- a three-story, 36,000-square-foot structure at Stocker and Santa Rosalia Drive featuring 24,000 square feet of offices above 11,500 square feet of ground-floor restaurant space;
- a six-story, 133,000-squarefoot structure fronting Stocker which would include 88,000 square feet of offices, 44,400 square feet of production support space, and a 9,000-square-foot rooftop restaurant and garden;
- a building fronting Don Felipe Drive with 30,000-square-foot soundstages;
- a building located along the northern property line with 19,200-square-foot soundstages and a 13,000-square-foot mill shop; and
- a five-story, 370-car parking structure at the northeast corner of the site with a 3,000-square-foot community room at street level.
Plans also call for a 31,000-square-foot landscaped central plaza, as well as a "paseo" off of Santa Rosalia Drive.
JGM is designing Stocker Street Creative, which is shown with outdoor dining along the street, as well as within the central green space.
The studio complex is one of three large plans for commercial developments on sites near the Crenshaw/LAX Line in Baldwin Hills. Harridge Development Group has approvals to add more than 900 homes, a hotel, and other commercial uses to the 42-acre Baldwin Hills Crenshaw Plaza mall property to the northeast, while Hudson Pacific Properties is slated to build roughly 300,000 square feet of offices on the former Marlton Square site.
