At the intersection of Sunset Boulevard and El Centro Avenue in Hollywood, construction is ramping up for a mixed-use development from Hanover Company.

The Hanover Hollywood apartments, which replaced a car wash and a collection of small commercial buildings, calls for the construction of a seven-story edifice containing 270 studio, one-, and two-bedroom apartments above 12,000 square feet of ground-floor retail and a two-level, 361-car basement parking garage.

Steinberg Hart is designing the podium-type building, which will be clad in materials including plaster, metal, and stone tile.  Planned on-site amenities include multiple courtyards, roof decks, and a fitness center.

Construction of the apartment complex is expected to occur over a roughly 26-month period, placing its completion date sometime in 2022.

Hanover Hollywood is one of two mixed-use buildings flanking the historic Earl Carroll Theatre, which is currently being restored as a live entertainment venue.  The other development - a 200-unit apartment complex from Essex Property Trust - is now in the end stages of construction at 6250 Sunset Boulevard.

Other nearby developments include a two-tower complex from Crescent Heights slated to rise around the Hollywood Palladium across Sunset Boulevard, as well as the proposed Mill Creek Residential Trust's Modera Argyle apartments Selma and Argyle Avenues.

The residential developments are following in the wake of a handful of large office complexes completed along Sunset Boulevard over the past five years, which have been leased to companies including Netflix and ViacomCBS.  Additional projects, such as a proposed expansion of Sunset Gower Studios, are also in the works.

Hanover Company, which is headquartered in Houston, is also developing new apartments in Westchester and Warner Center.
