On a bluff overlooking the Port of Los Angeles in San Pedro, a historic building that most recently served as retirement home is in the midst of a revival as a mixed-use housing complex.
The Harbor View House, a Spanish Colonial Revival landmark at 921 S. Beacon Street, was built in 1925 as an Army & Navy YMCA, before later being converted into an Army Hotel, and then a retirement home. The Hillcrest Company, which owns the property, secured entitlements in 2019 for an adaptive reuse project which will convert the five-story building into 100 apartments atop nearly 9,000 square feet of basement and ground-floor commercial space.
Project approvals will require that 10 of the new apartments be set aside for rent as very low-income affordable housing, according to a determination letter issued by the Planning Department.
Omgivning is designing the makeover, which will renovate the major common areas of the building while preserving its lobby, gymnasium and dining hall. See more images at the firm's website.
Future residents of the Harbor View House, in addition to having views of the Vincent Thomas Bridge and Port of Los Angeles, will also sit a short distance west of the new West Harbor development, where the Ratkovich Company and Jerico Development are building new shops, restaurants, and an amphitheater at the former site of the Ports O' Call village.
