Just west of the Port of Los Angeles in San Pedro, the makeover of the aptly-named Harbor View House is in the home stretch.
The Spanish Colonial Revival landmark at 921 S. Beacon Street, built in 1925 as an Army & Navy YMCA, has also served as an Army Hotel, and later a retirement home. The Hillcrest Company, owner of the five-story structure, is in the midst of an adaptive reuse project which will convert the nearly century-old property into 100 apartments atop nearly 9,000 square feet of basement and ground-floor commercial space.
Project approvals will require that 10 of the new apartments be set aside for rent as very low-income affordable housing, according to city records. The project will be rebranded as Harbor House upon opening, says developer Ryan Afari.
Omgivning is designing the project, which is restoring the major common areas of the building, including its lobby, gymnasium and dining hall. Take a look inside at the firm's website.
The project site will sit within walking distance (albeit up a hill) from the new West Harbor development, where the Ratkovich Company and Jerico Development are now building new shops, restaurants, and an amphitheater at the former site of the Ports O' Call village. A handful of new mixed-use residential projects are also in development at sites to the north in Downtown San Pedro.
