Construction is scheduled to begin in approximately three years for a mixed-use development at the intersection of Sepulveda and Palms Boulevards, according to an initial study published this week by the City of Los Angeles.

The project, which is being developed by Reliable Properties, would replace a former Albertsons supermarket at the northwest corner of the intersection with a with a seven-story building featuring 409 apartments above 60,000 square feet of ground-floor commercial space and a three-level basement parking structure with 844 vehicle stalls.  Plans call for a mix of studio, one-, and two-bedroom dwellings, of which 34 would be set aside as very low-income affordable housing.

Humphreys & Partners Architects is designing the building, which would consist of five levels of wood-frame construction above a two-level concrete podium.  Plans call for a series of curvilinear frames and canopies along Palms and Sepulveda, with a large class facade staggered with mullions overlooking the adjacent I-405 Freeway.  

The large project site - which spans approximately 2.5 acres - allows for substantial on-site open space, including five courtyards, a swimming pool, and a rooftop amenity deck.

According to the initial study, the Sepulveda-Palms development is expected to be built over a period of approximately 30 months, starting in the second quarter of 2022 and concluding by the fourth quarter of 2024.

Reliable Properties, based out of the Mid-Wilshire area, is planning a similar mixed-use development at the intersection of Sunset Boulevard and Western Avenue in Hollywood.
