In Baldwin Hills, wood framing is nearing its peak for another mixed-use residential development SoLa Impact.

The project, now taking shape just west of the Baldwin Hills/Crenshaw Plaza mall at 4008 Martin Luther King Jr. Boulevard, consists of a five-story building that will feature 70 studio and one-bedroom apartments above 437 square feet of street-level retail space and a 35-car garage.

SoLa's entitlements include Transit Oriented Communities development incentives, which permit a taller denser development than would otherwise be allowed by zoning rules. In exchange, seven of the new apartments are to be set aside as affordable housing at the extremely low-income level.

The Architects Collective is designing 4008 MLK, which is portrayed in renderings as a contemporary podium- type building. Planned amenities include outdoor decks at the second and roof levels.

Completion is expected in the second half of 2025, per the SoLa Impact website.

While larger than its immediate surroundings, the project may be the first in a series of larger buildings in the works along this stretch of Martin Luther King Jr. Boulevard. New apartments are planned at the Baldwin Hills/Crenshaw Plaza mall, and a large project featuring offices and other commercial uses are slated for the long-vacant Marlton Square property. Those proposed developments follow the recent arrival of Metro's K Line, which has a station adjacent to the mall.
