Two blocks south of Colorado Boulevard in Pasadena, a pair of surface parking lots is slated for redevelopment by a locally-based real estate development firm.

The two sites, located at 139 and 150 S. Oak Knoll Avenue, are both owned by entities affiliated with Toledo Homes.  The company to clear both sites of asphalt, making way for the construction of new four-story buildings containing a combined total of 36 one- and two-bedroom dwellings - including four deed-restricted affordable units - above basement parking for 45 vehicles.

Onyx Architects is designing both projects which are depicted in conceptual renderings as contemporary low-rise structures, clad in materials such as stucco, and capped by rooftop decks.

The two developments would rise just south of a larger 2.3-acre property at the intersection of Oak Knoll Avenue and Green Street, where Downtown-based developer Jade Enterprises is slated to build a larger mixed-use project consisting of 263 apartments, retail space, and a small pocket park.

Toledo Homes, which is based in Pasadena, is also developing projects near the Paseo mall and in the Playhouse District.
