Near the border between the cities of San Gabriel and Alhambra, excavation is in progress at the future site of a mixed-use housing development.

The project, called The Province, will rise from a roughly 2.63-acre site at 400 W. Valley Boulevard.  Plans approved in 2015 by the City of San Gabriel permit the construction of a five-story edifice featuring 127 residential units with roughly 75,000 square feet of ground-floor commercial uses and basement parking.

KTGY Architecture + Planning is serving as the project's architect of record, building off of entitlement design by Kollin Altomare Architects.  Renderings depict a contemporary low-rise structure rising along the western side of the property, giving way to a single-story retail structure.

According to the KTGY website, the podium-type building will include housing units ranging from 650 and 1,360 square feet in size, as well as parking for 483 vehicles.

Los Angeles County Assessor records list the owner of the property as an entity affiliated with Chateau Group USA.  According to the Arcadia-based company's website, completion is expected in 2022.
