Five months after our last update in Exposition Park, a pair of mixed-use developments catering to students near Expo/Vermont Station have cleared key milestones.

At 1069 W. Exposition Boulevard, wood framing has reached its peak for Tessera, a new development Mosaic Investment Partners. The seven-story edifice will is slated to feature 53 studio, one-, two-, and three-bedroom apartments, with total capacity for up to 260 residents.

Sorensen Architects is designing the contemporary low-rise structure, which will include amenities such as a rooftop pool, a courtyard, a fitness center, and a dog park.

Down the street at 1128 W. 37th Drive, the wrapping is off at a Polaris-branded apartment complex Tripalink.

Due to its slim profile, the seven-story building will feature just seven apartments on its upper floors and nearly 200 square feet of commercial space at the ground floor.

In exchange for Transit Oriented Communities incentives, permitting a taller building than zoning rules would otherwise allow, a portion of the new apartments must be set aside for rent as affordable housing.
