The Pasadena Design Commission is set to review a pair of infill housing developments at a special meeting scheduled for June 9.
The first, which would rise from a property just of the 210 Freeway at 1034 Locust Street, is proposed by property owner 1034 Locust, LLC. Plans call for the new construction of a four-story building featuring 12 apartments above parking for 18 vehicles in a subterranean garage.
The project is employing density bonus law to permit a larger building than would otherwise be allowed at this location. In exchange, plans call for one very low-income affordable unit and one moderate-income unit within the project.
TAG Design Works is the architect for 1034 Locust, which is depicted in plans as a contemporary low-rise building.
A similar development is proposed for a site on the opposite side of Locust Street.
The second development, which would rise one block east of Arroyo Parkway at 369 S. Marengo Avenue, is proposed by Richwell Development IV, LLC. Plans call for the construction of a new two- and three-story buildings with 13 apartments and subterranean parking for 23 vehicles.
Like its counterpart on Locust Avenue, the project would utilize density bonus incentives to provide relief from certain zoning regulations. In exchange, the project would provide two units of moderate-income housing.
Unlike the more modern Locust Avenue project, the Marengo Avenue project is described as having "Colonial Revival style with some Craftsman-style detailing."
