Koreatown's most prolific developer is planning yet another mixed-use complex.

According to plans filed last week by an affiliate of Jamison Services, Inc., a surface parking lot at the northwest corner of 8th Street and Serrano Avenue is poised to make way for a mixed-use building featuring 157 apartments and nearly 12,000 square feet of ground-floor commercial space.

Project entitlements are being sought through the Transit Oriented Communities guidelines, which allow for new developments in close proximity to transit exceed normal zoning limits when they provide affordable housing.  The approximately 36,000-square-foot site at 744-762 S. Serrano Avenue is eligible for Tier III incentives.

The proposed development at 8th and Serrano is currently being used as a staging ground for the construction of an even larger project across the street.  Developers Rescore and Cal-Coast Development recently broke ground on the Rise Koreatown, a seven-story mixed-use complex that will feature 364 apartments and 52,000 square feet of ground-floor commercial space -including a grocery store.

Jamison is already in the midst of construction on two other projects along the surrounding stretch of 8th Street, including a six-story, 131-unit development at Harvard Boulevard and a seven-story, 98-unit building at Berendo Street.
