At the intersection of Imperial Highway and Garfield Avenue in South Gate, Texas-based developer JPI is wrapping up construction on a project billed as Southeast Los Angeles County city's first large multifamily development in the last 30 years.

Jefferson SoLa, located on a 4.1-acre site that was once developed with a shopping center, consists of a four-story building with 244 one-, two-, and three-bedroom apartments, wrapped around a 458-car parking garage.

WHA designed the apartment complex, which features a contemporary exterior of stucco and wood panel accents.  On-site amenities include a pool deck, a dog run, and two courtyards.

Completion of Jefferson on Imperial now expected before the end of 2021, according to information published to a landing page on the JPI website.  The project was expected open by October 2020 at the start of construction in 2019.

In the years to come, Jefferson SoLa may sit between two stations planned as part of Metro's West Santa Ana Branch light rail line.  The apartments also sit within walking distance of a 30-acre site on the east bank of the Los Angeles River which is slated for redevelopment as a park.  JPI's website states that the project may appeal to healthcare workers -  there are four hospitals with 8,765 jobs within a 2.1-mile radius of Jefferson SoLa.

In addition to the South Gate apartments, JPI is also developing more than 1,000 residential units across a variety of properties in Carson.  The company recently withdrew from an agreement to develop housing at the Long Beach Civic Center.
