A two-story commercial building near the E Line in Downtown Santa Monica is slated to give way to housing, according to a preliminary application recently filed with the City's Community Development Department.

Kenney Wilson, the owner of the property at 700 Colorado Avenue, would clear the existing, windowless two-story structure to make way for a new eight-story building featuring 133 studio, one-, and two-bedroom apartments with 137 parking spaces in a three-level subterranean garage.

In exchange for density bonus incentives permitting a larger structure than otherwise allowed by zoning, Kenney Wilson would provide 15 units of moderate-, low-, and very low-income housing within the project.

AC Martin is designing 700 Colorado, which is depicted in plans as a contemporary podium-type building with a rooftop amenity deck.

The project is surrounded by hundreds of recently-built apartments on neighboring sites in Downtown Santa Monica, such as a 98-unit development now wrapping up work at 1650 Lincoln Boulevard. A high-rise project which began as a Builder's Remedy development is also in the works a short walk north along 7th Street.

Other upcoming Kennedy Wilson projects include an adaptive reuse project in Downtown Los Angeles and a ground-up apartment building near Redondo Beach's South Bay Galleria.
