A surface parking lot located two blocks north of Metro's 26th Street/Bergamot Station could be redeveloped with two office buildings, according to a presentation to the Santa Monica Architectural Review Board.

The project, located at 1633 26th Street, is being developed by Kilroy Realty Corp.  Plans call for the renovation of an existing three-story structure containing 45,529-square-foot office building and ground-floor retail, as well as the construction of new three- and four-story buildings featuring a combined 125,265 square feet of leasable space.

The proposed development would also include a three-level underground parking garage with accommodations for up to 399 vehicles.

Belzberg Architects and RELM are designing the campus, which would be organized around a landscaped central courtyard opening to Pennsylvania Avenue.  Proposed exterior finishes include brick - a material traditionally used in the Bergamot Station area - as well as dark gray metal siding.  Renderings depict several balconies and amenity decks lining the buildings.

Although the presentation to the Architectural Review Board is preliminary, and no vote is schedule, a staff report recommends that Board members provide feedback on the project's street frontage and courtyard design, among other issues.

The project is one of several recent office developments near 26th Street/Bergamot Station, including the Pen Factory and the Colorado Campus.

Kilroy Realty, which is headquartered out of the neighboring Sawtelle neighborhood, has developed mixed-use projects and office buildings across the Los Angeles area.  Some of its recent developments include the Columbia Square and On Vine complexes in Hollywood.  The company is also planning an expansion of the Blackwelder campus in Culver City.
