Eight years after securing the rights to redevelop the Rancho San Pedro public housing complex near the Port of Los Angeles, the One San Pedro Collaborative has officially secured its entitlements.
The Collaborative - a joint venture between Richman Group, National CORE, Century Housing, and the Housing Authority of the City of Los Angeles - is embarking on a 20-year plan to redevelop the World War II era housing development, which spans nearly 20 acres along 1st Street, 2nd Street, and 3rd Street to the west of Harbor Boulevard.
Plans call for replacing 478 existing homes with up to 1,553 new residential units - including 1,090 restricted affordable units. The project would also include up to 130,000 square feet of commercial uses and more than five acres of publicly accessible open space.
SVA Architects, TCA Architects, and City Fabrick headline the design team for the project, which would include multiple buildings across nine city blocks ranging from 60 to 180 feet in height.
An initial step toward the redevelopment of the housing complex began last year, with the start of work on a 47-unit development at 327 N. Harbor Boulevard. The new four-story building will serve as replacement housing for residents of the Rancho San Pedro site.
The City of Los Angeles, which has owned Rancho San Pedro for roughly 70 years, has partnered with developers to expand several of its public housing facilities, including Dana Strand in Wilmington and Jordan Downs in Watts.
