One month after clearing the Los Angeles City Planning Commission, developer Goldrich Kest is moving forward with plans to bring housing to a Los Angeles River-adjacent property in Studio City.
The Culver City-based firm announced in August that it intends to break ground later this year on its new project at 4260 N. Arch Drive, which will consist of a six-story building featuring 129 studio, one-, two-, and three-bedroom apartments above a two-level, 145-car underground parking garage. Plans also call for a pool and spa, an outdoor kitchen, a club room, roof decks, a media room, and a business center.
The project was approved using density bonus incentives to permit a larger development than zoning rules would typically permit. In exchange, 17 of the apartments are to be set aside as deed-restricted affordable housing at the very low-income level.
“We’re delighted to announce the development of The Crescent, which will bring much needed housing to the region,” said Goldrich Kest managing director of investments Richard Hawthorne. “We greatly appreciate the support of the L.A. City Planning Commission to move this project along and look forward to its completion in 2025.”
Lahmon Architects, is designing the apartment complex, which is named "The Crescent," and is shown in renderings with a contemporary look at a new publicly accessible entrance to a future segment of the Los Angeles River bike path.
"The tiered balconies and roof decks to the north allow residents to take advantage of the great Southern California weather and ample outdoor space,” said Mark Lahmon of Lahmon Architects.
The project is the first ground-up project in 15 years for Goldrich Kest, which is perhaps best known for its developments in Marina del Rey. However, it is not likely to be the last. Goldrich Kest is also planning new housing next to the historic Hotel Green in Pasadena.
