New details have emerged for the Figueroa Centre Project, a proposed 1-million-square-foot development from Regalian, LLC that could create the third tallest building in Los Angeles.
The 975-foot tower, designed by CallisonRTKL, would replace a surface parking lot with frontage on James M. Wood Boulevard and Figueroa Street. Plans call of a mix of uses, including 200 condominiums, a 220-room hotel and approximately 94,000 square feet of commercial floor area. Parking accommodations would consist of a three subterranean levels and eight above-grade levels, offering a total of 617 vehicle stalls.
An initial study published by the Los Angeles Department of City Planning describes approximately 10 restaurants fronting the street level, shepharding hotel guests and residents into entrances along Figueroa Street. An enclosed glass atrium would provide escalator access to upper retail levels, meeting rooms and ballrooms. At the 10th level, a podium-top amenity deck would offer shared amenities for residents and hotel guests, including a pool, lounge areas and gardens. Additional amenities are planned on the 11th level, including a spa, a fitness center and a garden. Hotel rooms would be dispersed from the 13th through 28th floors, while residential uses and private amenities would be located on the 29th level and above.
CallisonRTKL's design is described as contemporary, employing materials such as glass, stone and metal. Stone cladding is specifically used at the podium levels to contrast with the glass structure above.
Pending various approvals by the City of Los Angeles, construction would occur over approximately three years. The initial study points to an anticipated groundbreaking date in 2020, and completion in 2023.
Similar high-rise developments offering residential units and commercial space have filled in several former parking lots in the South Park neighborhood in recent years, highlighted by Metropolis and Oceanwide Plaza. Additionally, developer City Century has proposed the three-tower Olympia complex on a property flanking the Harbor Freeway, and local landlord Ben Neman has proposed a slim tower at Figueroa and Olympic Boulevard.
The proposed height of 975 feet would rank Figueroa Centre as the third tallest building in Los Angeles, following the recently completed Wilshire Grand and the U.S. Bank Tower.
