With a pair of tower cranes now in place, developer Mack Urban is now ready to begin vertical constructon for its 37-story residential building in South Park. The project at 1120 S. Grand Avenue, which is being developed in partnership with AECOM Capital, will feature 512 dwelling units above 10,000 square feet of retail space and parking for 752 vehicles. This includes a series of townhouse-style units that will front an alley-way on the eastern side of the property.
Elevation plans for the tower, which is being designed by Togawa Smith Martin, indicate that its roof level would peak approximately 390 feet above street level. While that height may not be sufficient to truly reshape the growing Downtown skyline, Mack Urban has also planned for a 100-foot decorative spire atop the building, taking advantage of the City's now-relaxed rooftop helipad ordinance. However, this design element is not portrayed in renderings.
Though the tower's above-grade parking garage flouts the Downtown Design Guide, Mack Urban was granted an exemption for the project due to its public benefits package. This is highlighted by a half-acre park which along Grand Avenue which will serve as a front door to the development.
The joint venture between Mack Urban and AECOM kicked off in 2015 with the construction of Wren, a two-building apartment complex located one block south on Pico Boulevard. Work on the $144-million project is now wrapping up, with move-ins expected in February 2017.
The overall South Park development also includes three other parking lots flanking Olive Street, one of which is slated for a 12-story building featuring either apartments or a hotel. The developers have not announced specific plans for the other two properties, although they are expected to offer a similar blend of multifamily residential units above ground-floor commercial space.
