Los Angeles-based LaTerra Development's latest two-building development continues to make progress in Mar Vista.

At 12575 Venice Boulevard, wood framing is now completed for a five-story building which will feature 52 apartments above a 48-car subterranean parking garage. 

South across the street, a red tower crane now stands at 12444 Venice BOulevard, where a six-story building containing 77 apartments, 2,100 square feet of ground-floor retail space, and 84 parking stalls is under construction.

Of the total 129 apartments, LaTerra will set aside 12 as deed-restricted affordable housing at the very low-income level in exchange for density bonus incentives permitting increased height and floor area.

TCA Architects is designing both buildings, which are depicted in rendeirngs as contemporary podium-type structures clad in white and teal stucco.  Planned on-site amenities include rooftop decks, fitness centers and club rooms.

At the time of its groundbreaking, 12444 Venice was expected to reach completion in approximately 20 months.  The larger mixed-use building at 12575 Venice Boulevard was expected to open in roughly two years.

LaTerra, which frequently develops its mixed-use and multifamily residential projects in two-building couples, is also in the midst of construction at sites in East Hollywood and Santa Monica.
