A local real estate development firm is planning new housing and retail on the border between the Mid-Wilshire and Mid-City communities.

Earlier this month, an entity affiliated with West Hollywood-based APPA Real Estate filed an application with the Los Angeles Planning Department seeking approvals to redevelop a property located at 5560-5566 W. Pico Boulevard.  The project, which would replace four apartments and a small commercial building, would consist of a new seven-story edifice featuring 40 apartments, 1,350 square feet of ground-floor retail space, and podium parking for 25 vehicles.

Requested entitlements include Transit Oriented Communities incentives, which would grant APPA greater density and height than otherwise allowed by zoning.  In exchange, four of the proposed studio and one-bedroom apartments would be set aside as affordable housing at the extremely low-income level.

Khal Khaireddin Architects is designing development, named for its cross streets Pico & Curson, which is depicted in renderings as a contemporary podium-type building lined with cantilevered balconies.  Plans also call for a rooftop deck and community room.

The project joins numerous similar mixed-use developments now taking shape along the more than two-mile stretch of Pico Boulevard between La Brea Avenue and La Cienega Boulevard, including projects from Wiseman Residential and Cityview.

APPA, the developer behind Pico & Curson, is now building a similar mixed-use project in the unincorporated community of East Pasadena.

Prior the pending entitlement application, a prior owner of the Pico & Curson site had proposed to develop a smaller building featuring five apartments above offices and retail space.  Los Angeles County Assessor's data shows that APPA acquired the site in 2019.
