In Mid-Wilshire, two mixed-use developments featuring multifamily housing and ground-floor commercial space are rising from adjacent properties just south of Wilshire Boulevard.

The first of the two projects, located at 838-840 S. La Brea Avenue, is being developed by prolific Sawtelle-based landlord Wiseman Residential.  The six-story building, which broke ground in late 2019, will include 53 apartments above subterranean parking and street-fronting retail space.

Building permits indicate that Uriu & Associates, a frequent collaborator with Wiseman, is designing 838-840 La Brea.  The two firms are also working on a pair of similar mixed-use projects near the intersection of Pico Boulevard and Fairfax Avenue.

On an adjoining site at 850 S. La Brea Avenue, Element Investments is now nearly one year into construction on a near identical six-story building which will also include 53 apartments, retail space, and basement parking.

According to a leasing brochure, the project will include 3,000 square feet of street-fronting shops and restaurants, with an asking rate of $72 per square foot.

A rendering of the building, which is designed by OPEN Architects, depicts a contemporary low-rise structure similar to other recent mixed-use and multifamily residential developments.

Per the leasing brochure, completion is anticipated in September 2022.

Both project sites are located just two blocks south of the intersection of Wilshire Boulevard and La Brea Avenue, where construction is now underway for a new subway station as part of Metro's Purple Line extension.

Three blocks south at La Brea and 12th Street, a seven-story, 67-unit apartment complex with retail broke ground earlier last year.
