A small commercial building located next to a former Pacific Electric right-of-way in Historic South-Central is slated to give way to new housing, per a recent application to the Los Angeles Department of City Planning.

The project from applicant and property owner David Kashani, slated for a corner lot at 161 W. 35th Street, calls for redeveloping the existing commercial building with a new five-story edifice described as featuring 11 live/work apartments averaging 900 square feet in size. Plans also call for 372 square feet of ground-floor commercial space and parking for eight vehicles.

The Code Solution is serving as consultant and architect for the proposed project, which is depicted in a rendering as a contemporary low-rise building clad in stucco and accented with wood veneer.

A letter included with the project application indicates it has already received the support of the office of 9th District Councilmember Curren Price, who represents the surrounding community.

The proposed development, located a few blocks from the 110 Freeway and the USC campus, is part of a growing number of small infill developments slated to replace industrial building in Historic South-Central. That includes two developments at Grand Avenue's intersections with 38th and 39th Streets, which have faced opposition from USC and LAFC due to their potential to block views of signage along the 110 Freeway.
