Just west of Metro's Expo/Vermont Station, construction is in progress for a mixed-use apartment building.

The project, now taking shape on a previously vacant site at 1073 W. Exposition Boulevard, will consist of a four-story building featuring 15 apartments - including two extremely low-income units - above roughly 250 square feet of ground-floor retail and parking.

Next Architecture is designing the low-rise building, which is depicted in renderings with a metal exterior and a rooftop amenity deck.

City records list the developer of the apartment complex as Orion Capital, a company with plans for a larger residential-retail complex near the intersection of Vermont Avenue and Adams Boulevard, as well as a 167-room Marriott hotel across the street from USC.

The project site is located a short distance west from a larger vacant lot, where an affiliate of Mosaic Development Group recently submitted plans to the City of Los Angeles to build a mixed-use student apartment complex.

Across Exposition Boulevard, non-profit developer Abode Communities completed construction of another mixed-use complex consisting of affordable housing and retail space in 2019.
