An automobile repair center located near the Crenshaw/LAX Line's future Leimert Park station is the latest property to give way to a mixed-income apartment complex through the City's Transit Oriented Communities program.

The development site, located at 4252-4272 S. Crenshaw Boulevard, is a rectangular half-acre property.  Per a case filing with the Department of City Planning, plans call for the demolition of the existing one-story building and the construction of a four-story edifice that would feature 111 residential units - including 28 apartments set aside at the low-income affordability level.

The project site is located within a Tier 4 TOC zone, which allows projects with a requisite amount of affordable housing to be built with up to an 80 percent increase in density and a 55 percent increase in floor area ratio.  Additionally, Tier 4 projects are not required to provide parking, although a developer is not prevented from doing so.

City records list the project applicant as the limited liability company 4252 Crenshaw US Housing.

The proposed development joins a host of larger projects in the pipeline along future Crenshaw Line stops, including District Square and the mixed-use expansion of the Baldwin Hills Crenshaw Plaza shopping mall.  Metro also has a joint development in the works with the Watt Companies for two properties located at the existing Expo/Crenshaw Station.
